You can receive up to 2% of your home's purchase price back at closing. For example, on a $400,000 home, that's $8,000 back in your pocket! The exact amount depends on the commission structure and your specific transaction.
While there's no strict minimum, homes under $300,000 or transactions where the seller pays less than 3.5% buyer broker commission will receive a reduced rebate. The minimum buyer broker compensation is $4,500 or 1.5% of the sales price, whichever is higher.
Absolutely! You'll work with licensed, experienced agents who provide complete real estate services including home searches, negotiations, contract management, and closing coordination. The only difference is you get money back at closing.
Your rebate is credited to your settlement statement at closing. You'll see the credit applied to reduce your closing costs or cash needed to close. Rebates are not paid before the successful completion of your home purchase.
You can use your rebate to reduce closing costs, buy down your interest rate, or receive cash back at closing (subject to loan program guidelines). Some loan programs have restrictions on interested party contributions, so consult with your lender about specific guidelines.
If the seller doesn't pay buyer broker commission, you'll be responsible for the minimum buyer broker compensation of $4,500 or 1.5% of the sales price, whichever is higher. Your agent will discuss this with you before writing any offers.
The current rebate program is valid through December 31, 2025, or until the expiration of your signed buyer broker agreement with the participating agent, whichever comes first.
