How to Get the Best Deal at Madera

  1. Target homes finishing this month or next. Builders carry the cost of every finished home they have not sold, so their strongest incentives, like rate buydowns and closing cost credits, usually go to quick move-in homes that can close within the next 30 to 60 days. Month end and quarter end are often when builders push hardest.
  2. Do not trust online listings alone. Many new build homes you see online are model homes or plans that are not built yet, not the actual inventory a builder is ready to deal on. The homes with real incentives are often finished or nearly finished homes that are listed inaccurately or not listed at all. Ask for the builder's current quick move-in list before you decide.
  3. Negotiate incentives, not the price. Builders rarely lower the base price, because every sale sets the comparable value for future appraisals and affects what earlier buyers in the community can resell for. Instead, builders usually negotiate on closing cost credits, upgrades and design center credits, and rate buydowns. That is where your leverage is.
  4. Register us before your first visit. Most builders will not pay an agent who was not registered at your first visit, and that registration is what makes your rebate possible.
  5. Stack the builder incentive with your rebate. Builder incentives often require the builder's affiliated lender, and every loan program limits total credits to the buyer. We help structure both so you keep as much as possible.
  6. Compare the full monthly payment. A lower rate or a bigger credit can be worth more than a lower price. Look at the rate, taxes, HOA, and total payment, not just the sticker price.

Where Madera Is

Madera sits at the southeast corner of Signal Butte Road and Queen Creek Road in southeast Queen Creek. Nearby favorites include downtown Queen Creek, Schnepf Farms, the Queen Creek Olive Mill, the Queen Creek Library, and San Tan Mountain Regional Park.

Homes at Madera

Lennar offers the Horizon, Signature, and Destiny collections at Madera, with four and five bedroom plans from roughly 2,200 to 3,200 square feet. Several plans are Lennar Next Gen designs, which include an attached private suite with its own entrance, kitchenette, living area, bedroom, and bathroom.

RV garages are available on select Destiny homesites only, not on every plan. If an RV garage is a must, tell us early and we will point you to the right homes.

Earlier builders at Madera, including Tri Pointe, have sold out, and Ashton Woods is down to its final homes. That leaves Lennar as the main option for new homes here. Note that Madera West Estates is a separate nearby community, so double check which one a listing refers to.

Builders describe a community pool, bocce and pickleball courts, a playground, picnic areas, walking trails, and greenbelts. Lennar's published HOA estimate is about $110 per month. Confirm current fees with the builder before you buy.

Schools

Madera is served by the Queen Creek Unified School District. Lennar lists Katherine Mecham Barney Elementary, Queen Creek Junior High School, and Queen Creek High School. The district continues to grow and open new schools, so confirm current boundaries for a specific address.
