Teravalis in Buckeye, AZ: New Homes, Prices, and What to Know

Teravalis is one of the largest new master plans in Arizona, developed by Howard Hughes Communities in north Buckeye. Its first village, Floreo, opened in November 2025 with seven builders, and Lennar's published prices there start in the low $300s. It is also brand new and still remote, so it pays to know the details before you visit.

How to Get the Best Deal at Teravalis

  1. Target homes finishing this month or next. Builders carry the cost of every finished home they have not sold, so their strongest incentives, like rate buydowns and closing cost credits, usually go to quick move-in homes that can close within the next 30 to 60 days. Month end and quarter end are often when builders push hardest.
  2. Do not trust online listings alone. Many new build homes you see online are model homes or plans that are not built yet, not the actual inventory a builder is ready to deal on. The homes with real incentives are often finished or nearly finished homes that are listed inaccurately or not listed at all. Ask for the builder's current quick move-in list before you decide.
  3. Negotiate incentives, not the price. Builders rarely lower the base price, because every sale sets the comparable value for future appraisals and affects what earlier buyers in the community can resell for. Instead, builders usually negotiate on closing cost credits, upgrades and design center credits, and rate buydowns. That is where your leverage is.
  4. Register us before your first visit. Most builders will not pay an agent who was not registered at your first visit, and that registration is what makes your rebate possible.
  5. Stack the builder incentive with your rebate. Builder incentives often require the builder's affiliated lender, and every loan program limits total credits to the buyer. We help structure both so you keep as much as possible.
  6. Compare the full monthly payment. A lower rate or a bigger credit can be worth more than a lower price. Look at the rate, taxes, HOA, and total payment, not just the sticker price.

Where Teravalis Is

Teravalis sits in north Buckeye between the White Tank and Belmont mountains. Floreo, the first village, is at Sun Valley Parkway and Teravalis Parkway, more than 10 miles north of Interstate 10. Plan on driving for most shopping and services for now; a grocery store and medical facilities are planned within the community.

At full build out, Howard Hughes plans Teravalis to cover about 37,000 acres, with thousands of acres of natural open space. Expect construction around you for years.

Parks and the Echo Community Center

Floreo includes Welcome Park, Floreo Park, and Windrose Park, plus trails. The centerpiece Echo Community Center, a 22,000 square foot amenity center with a large pickleball pavilion, a water park, and a fitness center, broke ground in September 2025 and is expected to open in early 2027.

Water

Water is a fair question anywhere in Buckeye. Floreo, where homes are selling now, holds Certificates of Assured Water Supply from the state, which confirm a 100-year water supply for that village. Water for future villages beyond Floreo is still being worked out.

Taxes, HOA, and Schools

Lennar lists an approximate property tax rate of about 1.25%, noticeably higher than many other valley communities. Newer master plans often include special taxing districts that fund roads and infrastructure, so ask for an exact tax estimate on any home before you commit. Lennar's HOA estimate is about $184 per month.

Schools are planned inside Teravalis, but none are open yet. Confirm the assigned school district and schools for a specific address before you buy.

Teravalis offers some of the lower new home prices in the valley, which makes it worth a look for buyers stretching their budget. Weigh that against the higher property tax rate, the drive to I-10, and amenities that are still being built, and compare the full monthly payment, not just the price, before you decide.

New construction is where buyer rebates tend to be largest, because builders often pay higher buyer agent compensation.
